University of Arizona Investments

Investment around the University of Arizona remains one of the most solid purchases in Tucson, AZ.  Homes within several blocks are now renting for as high as $1000 per bedroom to groups that come already formed, answering ads on craigslist or the university off campus housing website.  If you are lucky enough to find a home with 6 bedrooms that has a pool or you put a pool in, have enough off-street legal parking and the home has large “common” areas-  living room, kitchen plus a good sized private yard you have a solid property that student groups are standing in line for.  While there is some off-campus student housing being built by and provided by the university it is still for the most part,  smaller spaces– basically apartments or condos.  After one year in the dorms, groups form to have space and a larger home environment.  Even without a pool those homes that are within blocks of the U of A will rent fast.  The difference between the homes currently for sale within blocks of the university and ones within say, 2 miles is between a $200 and $500 per bedroom difference when they are rented,  but the homes further away are less expensive- in the high 100′s and into the 200 thousands, and the large homes within blocks of the university are, for the most part in the 300 thousand range.  There are some exceptions in various neighborhoods very close by the U of A however, where there are smaller homes but with alot of bedrooms or in need of fix-up.
