Save Hundreds of Dollars This Summer!

Do you know how you can potentially save hundreds of dollars this summer?

You can do so by simply replacing your air filters in your heating/cooling system! Every 30 days, your filters have to be cleaned or replaced. I prefer to use the replaceable filters that you can find at Home Depot for about $5~7.50 a pop because there’s no need to clean them after 30 days. You just take the used filter out, insert a clean, new filter, close the filter door, and TA-DA! You have fresh air in your house.

We both know that our air conditioners are going to be on 24/7 so might as well take care of our system keeping us cool! If you can’t remember the last time you swapped out the filters, now is the time to do so. Why? Because if you have a dirty filter inside your system, your system will be working extra-hard to keep you cool, and after enough punishment, the machine’s going to die on you. So you’ll be out of air conditioning for a couple of days and you’ll end up with a hefty repair or replacement bill. And nobody wants that.

Remembering to swap out your air filters will:

  • Keep your cooling system in good shape and good standing
  • And best of all, CLEAN AIR!

CAUTION: This Video Ruffles Feathers

I made this video above 3 weeks ago, and I think that now is a good time to show the Daily. It’s a problem that I think plagues the real estate industry nationwide. Listing agents who short change their clients with lacking efforts to sell fast and for top dollar… Listing agents who aren’t in it to win it for their clients.

Do you know the percentage of people that found their home on the internet that they closed on and purchased?

26% and this statistic is from the NAR’s Profile of Home Buyers and Sellers from 2006.

It’s easy to say that real estate marketing is moving to the internet. More and more buyers are searching for listings and information on the web, and every other medium is becoming obsolete as time goes on.

What makes me mad is when I see listings with 1 to 5 pictures. Even uploading 5 to 10 pictures on a listing, in my opinion, is short changing the client. Some Realtors argue that putting up too much information satisfies the home buyer’s curiousity so they don’t come to tour the home or inquire about it. I beg to differ. I believe that today’s home buyers want to see as much as they can, as quick as they can, in the comfort of their own homes to find their next home.

Because when I think back to 2006 when I bought the home that I’m living in now, if the listing didn’t have a picture, I overlooked it. If the property description had a bunch of abbreviations that I didn’t understand, I pressed the “back” button on my browser. And if there weren’t many pictures to gaze at on a property listing, there were plenty others out there that provided me that luxury.

The days are over when “For Sale” signs were all you needed to put up to sell a home. No one looks at those home magazines or property newspapers today either. They’re useless; truly a waste of paper and a detriment to our environment. You either embrace and utilize technology for your benefit, or you get left behind with your home unsold.

Seeing Green in Tucson Commercial Real Estate

These days, if you’re building a home, you’re also paying attention to how to make it “green.” Ditto for commercial sites. And energy-efficient commercial construction is making news in Tucson.

The 80,000-square-foot La Cholla Professional Office Park underway near North La Cholla Boulevard and West River Road is a new green-styled commercial park being built to LEED-certification standards. It’s the first speculative LEED-certified office campus in Tucson. (You may remember from a previous TRE Daily post that LEED is a designation set by the U.S. Green Building Council, and it stands for Leadership in Energy and Environmental Design.)LEEDS office park La Cholla.jpg

While other LEED-certified buildings constructed in Tucson serve individual owners, the La Cholla Professional Office Parks is the first to offer businesses a rent-able space that provides an opportunity to make offices green.

This win-win commercial real estate venture is preserving the environment and helping tenants save money on utility bills. The La Cholla Professional Office Park features energy-efficient walls that form a thermal barrier—helping to shave cooling costs!

The office park is designed to provide office and medical space, and currently a cancer treatment center will be a major tenant in the facility. An open house recently held on Earth Day (April 22) demonstrated the technology in use in the buildings.
